10-Point GOOD DEAL Checklist

Use this list to quickly evaluate a potential property.

  1. After ALL expenses (PITI, vacancy, repairs, management, CapEx), does the property still put cash in my pocket each month?

  2. Does the total monthly rent equal at least 1% of the purchase price? (e.g., $300k property rents for $3,000/mo). This is a quick test—if it's close, it's worth a deeper look.

  3. Is my annual cash flow at least 10% of the total cash I invested? (This is a common goal; yours may be higher or lower).

  4. A single-family home gives you one stream of income. A multiplex gives you 2-4, drastically reducing your risk if one unit is vacant.

  5. Is this a 2-4 unit property that I can buy with an FHA (3.5% down) or VA (0% down) loan? This is the key to house hacking.

  6. Is it in an area with good schools, low crime, and, most importantly, job growth? Is this a place people want to live?

  7. Is this new or fully renovated property that will attract high-quality, long-term tenants? (This minimizes headaches, vacancies, and damage.)

  8. The "Big 5" (Roof, Foundation, HVAC, Electrical, Plumbing) are in excellent, new, or warrantied condition. (This is where new-builds always win).

  9. The property is low-maintenance, the layout is smart, and the finishes are durable. (e.g., No 100-year-old trees ruining the sewer line).
